Location

Tipton St. John is a little village on the river Otter in East Devon, with history dating back to the Doomsday Book (12th century).  There are lovely walks along the river, through the fields and woods and up onto the hill ridges, east and west. The Jurassic coast (a World Heritage Site) is closest at Sidmouth, which is less than 4 miles to the south.  Family attractions include Crealy Adventure Park 7 miles away and Pecorama at Beer 11 miles away, as well as the seaside resort of Exmouth 12 miles southwest.  All that central Exeter has to offer is only 14 miles away too.

It is just 6 minutes' walk to the centre of the village, where you can find the bus stops for Ottery St. Mary and Sidmouth outside the village shop (Tipton Stores). There are 6 buses a day passing through the village, linking it to Sidmouth and Ottery St. Mary (and beyond).  The village centre also includes the Golden Lion Bistro and Bar (family-friendly pub with Medterranean beer garden), a playing field with children's play area, garage and early Victorian church.

 

The East Devon Area Of Outstanding Natural Beauty



The Otter Valley is in the west of this area of fantastic scenery and wildlife, with a rich culture and heritage to explore as well.  The view from St. Mary's across the valley is dominated by a ridge of Triassic Pebblebed heathlands called the Commons.  The East Devon Way, which wanders across these from Exmouth to Lyme Regis, can be accessed less than a mile away, at Harpford Woods.

There are pretty villages scattered through the countryside for pub lunches or cream teas and the historic towns of Sidmouth and Ottery St. Mary (just 2.5 miles to the north) are well worth a visit.  Just 4.5 miles away is Bicton Gardens where there is something for everyone, from specialist horticultural collections, to a museum of country life, a light railway through the grounds and childrens' play areas (both indoor and outdoor). 

Directions

By road you can reach us from the A30 to the north or the A3052 to the south, which lead from junctions 29 and 30 of the M5 respectively.  If approaching from the east the A303 joins the A30 at Honiton and the A35 leads onto the A3052 just before Lyme Regis.

​From the north take the junction off the A30 for Ottery St. Mary then follow the one-way system through the town to get to the Sidmouth road.  Follow that road through Wiggaton until you get to the cross-roads to turn right for Tipton St. John.

From the south take the junction off the A3052 at The Bowd Inn, on the northern edge of Sidmouth, following the road signposted to Ottery St. Mary until you get to the cross-roads to turn left for Tipton St. John.

Follow the road down into the village until you get to Hayne Hill on your left (The Old Smithy is on the corner).  Turn into Hayne Hill and follow up the hill to a small cross-roads.  Turn left into Seaway Lane then left again into Hayne Close.  St. Mary's is at the end of the cul-de-sac on the left (white triple garage).  Pull in onto the parking area next to the hedge on the right.

By public transport, Exeter International Airport is just over 8 miles away and the nearest train station is 8 miles away, at Honiton.  Alternatively, Exeter St. David's is 17 miles away.  Bus journey details from these stations can be found at www.transportdirect.info.  The nearest ferry is at Plymouth, 60 miles away.
